What’s it actually worth?

A broker who wants your listing has every reason to tell you it’s worth more than it is. They quote a big number, you sign, and then it sits — because the number was never real. Ty doesn’t get paid to guess.

Fifty minutes on the phone: what the market is actually paying for a membership like yours right now, what yours should list at, and how long it ought to take to move. If the honest answer is less than you hoped, you’ll hear that.

Book the Seller Consult — $89 →

Book the call first. Decide later to have Ty run the sale, and the full $89 comes off the $150 to start.

Ty Runs the Sale

Why pay Ty $450 when you can list it for free?

Plenty of sellers list free and do fine. But selling a membership means a several-thousand-dollar deal with a stranger, often done over text messages, and when it goes wrong, it usually goes wrong for the seller.

Here’s how a do-it-yourself sale can go wrong:

  • You sign first, and the money never comes. Once Thousand Trails transfers the membership, it’s gone. If the buyer’s payment bounces, gets reversed, or never shows up, you’re chasing a stranger for your money, and they have your membership.
  • The buyer backs out halfway. Transfers can take weeks. Without a signed agreement, a buyer can walk away mid-transfer, after you’ve already turned everyone else down.
  • The buyer comes back after the sale. Months later, they decide the membership isn’t what they expected. Maybe it was something in your listing, something you said, or even something a Thousand Trails rep told them on the phone. The person they come after is you.

How Ty Runs the Sale handles each one:

  • The money comes first. The buyer’s funds go into a segregated Holding Account before the transfer starts. You’re paid within 10 business days (usually sooner) of Thousand Trails completing the transfer.
  • Nobody walks away. You and the buyer sign a purchase agreement, and once it’s signed, neither side can back out.
  • It’s on paper, not a handshake. That agreement was drafted by a licensed attorney, with language designed to protect all parties from potential legal exposure that may arise during the transfer process.
  • Ty does the work. He reviews your contract, writes up your listing, answers buyer questions, works with Thousand Trails’ transfer department, and handles the paperwork start to finish.

The math: $150 to start. The other $300 comes out at closing, and if it doesn’t sell, you don’t pay it.

What sellers say

★★★★★

“My contract was complicated since it was an older contract with an overlay of Alliance features. Ty was able to sort through all of the documents and helped me to understand what I had, since I hadn't camped in a few years.”

Straight answers

Do you take a commission?

No. Every price on this page is flat and posted. Your asking price is yours — none of it comes to us.

What if it doesn’t sell?

Free, Featured, and Contract Review are services you receive right away, whether or not a buyer shows up. On the full-service option, the $150 buys the review, the badge, the call and the write-up, and the $300 comes out of your proceeds when it closes.

Who pays the Thousand Trails transfer fee?

That is part of the deal between buyer and seller, and it varies by contract. The review tells you what to expect for yours, and it gets confirmed with the Transfer Department before closing.

Why not just use a broker?

Some brokers earn their fee. Before you sign with any of them, check their Better Business Bureau rating, read all of their Google reviews — not just the star average — and ask about them in a Thousand Trails Facebook group. Ten minutes of homework will tell you most of what you need to know.

Is LiveFreeRV affiliated with Thousand Trails?

No. The Exchange is independent. Ty is a Thousand Trails member and a lawyer who reads the contracts — not an employee, dealer, or agent of Thousand Trails.
